During check-in, our Property Manager will personally provide their phone number for any questions or emergencies during your stay — it's also posted in the main foyer for easy reference. Our Property Manager lives on-site in an apartment downstairs, so help is always close by.
Frequently Asked Questions
Does the villa have air conditioning?
Not yet — the villa's thick stone walls and high ceilings help keep rooms naturally cool, along with a cross-breeze when the doors are open. (It's safe to sleep with the doors open at night — this is common practice here.) We also provide fans in each room for additional comfort. There's no air conditioning at this stage, but we're exploring options for the future without compromising the house's original character.
What time is check-in and check-out?
Check-in is normally from 3:00 PM, and check-out is at 10:00 AM. That said, we're happy to be flexible with both — just let us know your travel plans when booking, and we'll do our best to accommodate.
How does check-in work?
Our Property Manager will meet you in person at the villa to show you around and hand over the keys. As required under Italian law (Article 109 of the TULPS, Italy's public security statute), we're obligated to collect identification from every guest at check-in and report it to the local police — this applies to all accommodation in Italy, from hotels to private rentals, so please have a valid passport or ID ready.
Is parking available?
Yes — parking is available on-site in the villa's private garage. As is typical for a historic Italian home, the garage entrance is on the narrower side, so it's worth keeping in mind if you're driving a larger vehicle. (Exact measurements and photos to follow.)
Is WiFi included?
Yes — WiFi is included and available throughout the villa. The connection is fast and reliable, testing at around 299 Mbps download / 293 Mbps upload. Our Property Manager works in IT, so the network is properly set up and well maintained — great for remote work if you need it.
Is the villa open year-round?
The villa is currently open seasonally, from spring through summer. It's closed during the winter months, so bookings are only available within that window.
What's provided for guests?
The villa comes with bed linens and towels provided, along with coffee to get you started. The kitchen is fully equipped with cooking essentials — pots, pans, knives, cutlery, and more — everything you need to cook a proper meal. For other pantry staples and fresh groceries, the nearest supermarket is just a short drive away.
Is a washing machine available?
Yes — the villa has its own washing machine and laundry sink in the outside laundry, plus a condenser dryer located in the antechamber off the Leonard Room. We provide a few laundry pods to get you started.
Are pets allowed?
Unfortunately, we don't currently allow pets at the villa. Service animals are always welcome, of course.
Is smoking permitted?
Smoking is only permitted outside the villa, in the garden or on the balcony.
Is there a maximum number of guests?
The villa accommodates a maximum of 6 guests.
Is it noisy at night?
The villa sits on a main street in central Riposto, directly across from a pizzeria, so it can get a little lively at night, especially on weekends. It's worth keeping in mind if you're a light sleeper.
Is there a minimum stay?
Yes — the minimum stay is 3 nights.
What's the cancellation policy?

Is a security deposit required?
Any security deposit follows standard Airbnb rules and terms as set out on our listing.
What about mosquitoes?
It's Sicily in the summer — mosquitoes are a fact of life here, especially with doors open at night for the cross-breeze. To help keep them at bay, we provide plug-in mosquito repellent devices in every room, and our Property Manager sprays for mosquitoes every three weeks. We're also actively looking into further solutions to make the villa as mosquito-free as possible.
